What Is Design-Build?

Design-build means you work with one team from start to finish. You don’t need to hire a separate designer, architect, and contractor. We take care of it all.

Our process combines creative design and skilled construction into one smooth system. You’ll have a single point of contact, a clear plan, and a crew that works together every step of the way. That means fewer delays, no finger-pointing, and better results.

1. In-Home Meeting & Budget Planning

We start with a visit to your home. This allows us to walk the space together, take photos and measurements, and hear directly from you.

We’ll talk about what’s not working, what you want to improve, and your goals for the remodel. That might include improving layout, updating finishes, or adding storage.

We’ll also discuss your timeline and budget expectations. Remodeling costs can vary based on scope, materials, and layout changes, so we’ll explain typical costs for items like flooring, tile, cabinetry, countertops, plumbing fixtures, lighting, and more.

This step helps you understand what’s possible and what makes the most sense for your home and lifestyle.

2. Design Agreement & Concept Planning

Once we’re aligned on direction, we’ll enter into a design agreement. This gives us the green light to start the creative work. You’ll work closely with our in-house designer to create:

  • Custom floor plans and layout options
  • 3D renderings of each room
  • Mood boards and material suggestions
  • Finish selections (tile, cabinetry style, flooring, countertops, hardware, paint, etc.)

Our design process is collaborative and easy to follow. We’ll explore different layouts, go over options like moving plumbing walls or removing load-bearing beams, and help you compare costs between features (for example, a prefabricated vanity vs. custom built-ins). You’ll get to see your remodel come to life before we ever start construction.

We’ll refine the plans together until everything looks right, and fits comfortably within your budget.

3. Final Design, Permits & Contract

Once the design is approved, we move into the final planning stage. This includes:

  • Finalizing all material selections and fixture specifications
  • Preparing detailed construction drawings
  • Applying for building permits through your city or county
  • Scheduling subcontractors (plumbers, electricians, HVAC, tile setters, etc.)

We’ll also prepare your construction contract. It includes a clear project scope, labor and material breakdown, construction timeline, payment schedule, and warranty coverage.

No vague line items, no open-ended pricing, just a transparent, all-inclusive agreement so you know exactly what you’re getting.

4. Construction & Weekly Updates

Once permits are issued and materials are ordered, construction begins. Our licensed and insured crew handles every part of the build.

Throughout the project, your dedicated project manager will be your main point of contact. They’ll coordinate trades, manage timelines, and check in with you weekly (or more often if needed) to keep everything moving smoothly.

You’ll get updates on what’s happening next, delivery timelines for special-order materials, and clear heads-up if anything unexpected comes up.

We’ll protect your home with floor coverings, dust barriers, and daily cleanups, because remodeling should never feel like chaos.

5. Final Walk-Through & Warranty

When construction is complete, we’ll do a full walkthrough together. This is where we go over every detail, check all finishes, fixtures, and systems, and make sure everything meets your expectations. If any small items need to be adjusted or touched up, we’ll create a punch list and take care of it right away.

Once the final work is complete, we’ll have your space professionally cleaned so it’s move-in ready.

You’ll receive a 2-year warranty on workmanship and installation. We’ll also give you a digital copy of your remodel package, including plans, selections, care tips, and contact info, so you’re covered in the future.

Is there any cost or commitment before I sign the construction agreement?

There is no cost for the initial consultation or in-home visit. If you choose to move forward with design, we use a flat-fee design agreement based on the size and scope of the project, with no hourly billing. A construction agreement is only signed after the design, material selections, and final pricing are reviewed and approved by you.

How long does the entire process take from start to finish?

The timeline depends on the type and size of the project. After design is complete and construction begins, typical timelines are:

  • Bathroom remodel: 3 to 5 weeks
  • Kitchen remodel: 6 to 8 weeks
  • Full home remodel: 3 to 6 months

Design and planning usually take 3 to 6 weeks, depending on the number of revisions.

What if I have a unique or custom request?

Unique ideas are reviewed early in the planning process so we can understand what you are trying to achieve. Custom layouts, built-in storage, or specialized finishes are all possible depending on the scope and budget. During design, we explore options and confirm how your request fits into the overall plan before moving forward.

What does Step 5: Final Walkthrough & Warranty include?

Once construction is complete, we schedule a final walkthrough with you to review the finished work in detail. Any remaining punch list items are addressed, followed by a professional cleaning of the space. After everything is complete, we provide your warranty documents, which include a 2-year workmanship warranty.

How do you protect my home during construction?

Before work begins, we take steps to protect your home and keep disruption to a minimum. This includes covering floors and surfaces, isolating work areas, and maintaining a clean jobsite throughout the project. Daily cleanup and clear communication help protect your home and keep the space safe while work is underway.

Who will I work with during Step 4: Construction?

During construction, you will work with a dedicated project manager who oversees the day-to-day work and serves as your main point of contact. They coordinate the crew, manage the schedule, and keep you informed on progress.

Can I make changes after I sign the construction contract in Step 3?

Changes can be requested after the construction contract is signed, but they may affect the project cost and timeline. Any changes are reviewed and documented before moving forward so you understand the impact and can make informed decisions.

What happens in Step 3: Final Design, Permits & Contract?

In Step 3, the design is finalized and all material selections are confirmed. We prepare any required permit drawings, submit permits, and review timelines. Once pricing is finalized, the construction contract is presented for approval. Construction begins only after everything is reviewed, approved, and signed so expectations are clear before work starts.

How detailed are the 3D designs in Step 2? Will I really be able to visualize it?

The 3D designs are very detailed and are built to help you clearly visualize the finished space. They show the layout, spacing, fixtures, cabinetry, tile, and smaller finish details so you can see how everything comes together.

What should I prepare before Step 2: Design Agreement & Concept Planning?

Before Step 2, it helps to have a general budget range, a sense of your priorities, and any inspiration or ideas you would like to share. Knowing what you want to improve and how you plan to use the space allows the design process to move more smoothly. Final decisions are not required at this stage, but preparation helps guide the overall direction.

How long does Step 1: In-Home Meeting & Budget Planning take?

Step 1 usually takes about 60 to 90 minutes. During this time, we review the space, take measurements, discuss your goals, and talk through budget expectations. This meeting helps set a clear foundation for the design and planning stages that follow.
